What Is a Reserve Fund?
A Reserve Fund is a dedicated account set aside by property owners—typically condominium corporations—to cover the long-term repair and replacement of major building systems and site improvements.
Funds are built over time through owner contributions and investment interest, and are used for major expenditures such as: roof replacement,parking lot resurfacing, echanical system upgrades, exterior restoration, site and landscaping improvements.

What Is a Reserve Fund Study?
A Reserve Fund Study evaluates whether a property’s reserve fund will be sufficient to cover anticipated repair and replacement costs.
The study provides a long-term financial roadmap, including:condition assessment of major building components, estimated repair and replacement timelines, projected construction costs, and long-term funding recommendations
For condominium corporations in Ontario, reserve funds must demonstrate adequacy to meet anticipated costs over at least a 30-year period.
